We will do our best to ensure that you are comfortable and enjoying your home. Please utilize the online tenant portal to pay rent online, submit maintenance requests, modification requests, payment history, lease extension inquiries, pet addition requests, 30 day notices, general questions and more! Please call or email us if we can help you with anything and always feel free to swing by the office to say hello and enjoy some coffee or tea. We strive to you with provide excellent service, we like to get to know our tenants and maintain a positive realationship.

Rent is always due on the first of each month and is late if received after the first. The grace period ending date is not the due date. Please do not initiate online rent payment after your due date. If you choose to pay rent online, please initiate the payment well before the first of the month as online processing can take a few days, depending on your bank. Late fees will be assessed if your rent is not received by our office in conjunction with the terms of your lease. If you run into a problem with timely rent payment, please be proactive and let us know ahead of time. 

If you do need to drop off a rent check or paperwork, our after hours dropbox is located right outside of our Thousand Oaks office. If you ever need to make unusual arrangements, please let us know in advance and will be happy to help. 

Please utilize your resident portal to submit maintenance requests. Once a maintenace request is submitted, you will be contacted by us for information and scheduling. Maintenance vendors typically work Monday through Friday between 8am and 5pm.
*If you choose to allow entry with a key and you will not be present, please indicate that on your maintenance request.
*If you choose not to allow entry with a key, you will need to make arrangements to be present during these hours to allow vendor access. 

For after hours maintenance emergencies only, please call 805 777 0033 and press zero. You will be immediately forwarded to our personal cell phone which we have with us at all times. Please reserve this option for true emergencies such as a leaking roof, leaking or burst hot water heater, fire, electrical danger, etc. We maintain vendors who are equipped to handle emergencies at our properties and we will dispatch them as soon as possible. For immediate danger due to electrical or fire, please first dial 911. If you smell gas, please call the gas company immediately at (909) 307 7070. If the emergency involves a burst pipe or leaking water source, please shut off the main water valve immediately.

It is important you do not alter the property or remove the fixtures without the prior approval of the property owner. If you would like to temporarily alter the property, please submit a request and allow us to obtain consent from the owner.
